A small, luxury boutique hotel in Umbria with beautiful views of Todi, Assisi and Perugia. With stunning rooms and a beautiful pool, the panoramic location is peaceful and quiet but perfect for visiting the most Important Umbrian and Tuscan cities. The owners spent two years restoring the ruined property that they bought in 2004.
Built in 1763 as a summer residence for the bishops of nearby Todi, it is now a handsome stone villa with olive green shutters, a wraparound loggia and nine luxurious rooms. Outside there is a shaded terrace, lawns, olives, roses, and the Umbrian landscape, the Tevere Valley, Perugia, Todi is stretched out before you.
The main building is on four floors, one of which is a basement. The ground floor comprises a double reception area, a dining room, guest W.C.'s, an industrial kitchen, prep room and staff changing rooms and bathroom. Outside there are porticos and a terrace with pergola.
The first floor is accessed via an internal staircase from the reception area and here one finds a second reception room and four guest bedrooms all with bathrooms ensuite. There are four additional bedrooms on the second floor, again with bathrooms ensuite. On both floors there are rooms that are interconnectable.
The rooms are all light and spacious with exposed wooden beams and terracotta tiled floors. Some of the top-floor rooms have sloping ceilings, hand-painted with delicate decorations. The look is traditional country house but there are 21st-century touches; it has energy-efficient air conditioning and all windows have shutters and insect screens. The bathrooms are lined with marble and mosaics; the floors are terracotta, some inlaid with antique tiles and they all have a window.
The basement contains a garage and delivery area, areas for the heating system and water storage, a cantina, a bathroom and a variety of additional storage areas. The guest cottage is on two floors, one a lower ground floor basement. The ground floor contains a reception room, a small kitchen, a dining area and one bedroom with ensuite bathroom. The basement has a second bedroom with bathroom ensuite, two storage rooms and a further bathroom. The heated swimming pool, surrounded by an ample solarium, is trapezoidal with a total surface area of 135 square metres. There is a wooden, 26 square metre pergola next to the pool and underneath the pool is a 40 square metre technical room and storage area.
The buildings all have anti-seismic certification and the hotel is equipped with an air conditioning system and computerized home automation program that controls the temperature of rooms and bathrooms and turns off theheating or air conditioning if the windows are opened. There is also a CCTV system and both houses are equipped with an alarm and the entire property has wi fi coverage.
