Vista Tiberina, Via San Pietro, Monte Santa Maria Tiberina, Umbria

490,000

4 Bedroom House For Sale

Literally steps away from the pretty hill-top village of Monte Santa Maria Tiberina, this recently constructed stone built property is in perfect condition and immaculately maintained.

Access is easy with no white road to negotiate at all. A gravelled drive opens up into a walled parking area with hand made iron railings and a pedestrian gate to the garden and upper level of the property. The drive continues through high gates down to the lower terrace and ground floor of the property, so both people and objects can be delivered right up to the entrances. This is a practical property, perfect for anyone with mobility issues.

On the ground floor one finds a large kitchen and dining room with stone, corner fire-place, external access and an open stair-case to the first floor. A corridor leads to two bathrooms and the ground floor bedroom. An additional large room, with direct access to the lower terrace, can eventually be destined for a number of uses but is already predisposed to become one, if not two additional bedrooms. It would also make a great reception or activities/games rooms with enough space for a billiard table or a piano.

The stairs up open directly into a sitting room, again with corner fire-place and access to a portico with stone steps to the lower terrace. A corridor leads to two further bathrooms and three bedrooms.

The property is constructed in the traditional manner with exposed beams of polished chestnut wood and terracotta ceiling tiles. The floors are paved with easy to maintain ceramic tiles. The windows have stone sills and lintels and are fitted with double-glazed windows and sturdy shutters of chestnut wood. The bathrooms are partially tiled and classic in style. The fitted kitchen is also constructed with locally sourced chestnut wood and is very traditional.

Two boilers run the gas central-heating but the system is also predisposed to be fired by wood or pellet stoves which would be easy to install if required. An alarm system is connected to the nearby police station.

Two water holding cisterns with a total capacity of 20,000 litres have recently been installed underground ansd are fed by a spring which runs for most of the year.

The property comes with 3,000 square metres of land that requires landscaping but the owner has recently planted laural hedges to provide further privay and there is ample space for a swimming pool.

It is worth bearing in mind that the property could easily be divided into two independent apartments as there are two central heating boilers and two entrances.

The beautiful Umbrian countryside fans out below you and the pretty hill-top village of Monte Santa Maria rises above in the near distance topped by the castellated Bourbon palace. This is not a property for someone who is averse to neighbours because there are other properties nearby, but they do not encroach and the pay-off is the convenience.

Monte Santa Maria Tiberina was once an independent state, one of two places in Europe where duels were legal. Located in the Upper Tiber Valley is has Etruscan roots but a Medieval heart, with narrow streets, historic stone buildings and a panoramic position with unparalleled views of the surrounding area. Close to the border of Umbria and Tuscany it was part of the latter up until 1927. It enjoys the cultural and gastronomic pleasures of both regions, with truffles, porcini mushrooms, excellent olive oil, fantastic wines, and traditionally-made cheeses and salamis. The location is ideal for visiting Arezzo, Citta' di Castello, Monterchi and Perugia.

The Bourbon palace, built in the 1500's, dominates this tiny village along with a crenellated castle. The pretty church is dedicated, as the name of the village suggests, to the virgin Mary, and has an interesting baptismal stone font and a Bourbon family chapel. The procession of the Ascension, re-enacted for centuries on the 15th of August, honours the virgin Mary. There are several food festivals throughout the year, dedicated to the area's primary products of mushrooms, truffles, chestnuts, and roast pork.
