4 Bedroom House Under Offer
Located in a hamlet only 3 kms from the historic hilltop village of Monterchi, this three floor Tuscan house with attic space dates back to the 1700's and is the central property in a row of three. Habitable with 4 bedrooms, 3 bathrooms, 2 kitchens and nearly 17,000 square metres of land, it sits in a pretty location with easy access to all amenities and is only 20 minutes from Arezzo.
The ground floor consists of traditional ‘cantinas’ found in properties of this type and which were used for the storage of equipment, animals and, in this case grain, which was stored in underground chambers. In their original state, the cantinas are well maintained and one of them opens onto the 16,700 square metres of land which sits at the rear of the property. The area adjacent to the property is flat and then slopes downwards and there is plenty of space to create a garden and install a pool. One of the ground floor rooms could be used as a garage if required as the doorway is sufficiently wide. The gas tank is located on the land behind the property
Except for the useful attic space which, like the cantinas, is in its original state, the property is completely renovated from the entrance hall up. The staircase has wide treads of marble and of stone and on the first-floor landing there is a balcony, with pretty cast iron railings, which sits above the front door and creates and elegant façade. On this floor there are two bedrooms (one of which has barrel vaulted ceilings), a bathroom, a large reception room with fireplace, and small kitchen and a spacious terrace with bread oven.
The second floor has two bedrooms, a bathroom, a kitchen/reception room with fireplace, and an terrace.
Each floor has an independent central heating system fired by LPG which is stored in an above ground tank in the garden, this, along with the fact that there is a kitchen on each floor, means that the property could be used by two families or that one section of the property could be rented to paying guests.
There is mains water as well as water from a manmade lake which will be perfect for the irrigation of an eventual garden. The electricity system is recent, and it will be easy to install phone and internet as there are connections elsewhere in the hamlet.
The area to the front of the property is common all three buildings in the row so there is parking directly outside.
The village of Monterchi, home to Piero della Francesca’s ‘Madonna Del Parto’ which is housed in a tiny museum there, is in Tuscany but just over the border from Umbria. It is only 3kms from the property and consists of two sections; the old historic centre on the hill with three restaurants, a bar or two a couple of grocery stores, and the more recent area situated along the main road where there are a few more shops, bars and restaurants, a weekly market and a bus route to Arezzo which is 30 kms distant. Arezzo has the advantage of a main line train station with regular trains Florence (to the north), Rome (to the south) and beyond.
The pretty market towns of Sansepolcro (in Tuscany) and Città di Castello (in Umbria) are 17 and 15 kms away respectively .
