Located only 20 kms from the stunning Umbrian city of Orvieto this beautiful modern home is located on the side of hill and has a long-reaching and wonderful view of the surrounding Umbrian countryside. On two floors and with a huge covered terrace and unusual internal courtyard or 'Impluvium', this, despite the exposed beams, is not your typical Umbrian farmhouse.
As mentioned, the property is set on the side of a hill and is on two floors so there is access to both floors from ground level. The open plan upper ground floor is accessed from the courtyard and here we find a stunning and fully equipped fitted kitchen with plenty of storage, a dining area, and a reception room. The reception room has a striking, custom-made steel fireplace and there are plenty of doors which allow access to the garden and fill the spaces with wonderful Umbrian light. Also, on this same level there are two bedrooms plus a smaller room currently used as single third bedroom. One of the bedrooms has a bathroom ensuite and access, via French doors, to the garden. There is a second bathroom, a laundry room/pantry, and a cloakroom. One of the bathrooms has a tub as well as a shower and both have a resin coated walls and modern fixtures and fittings. This section of the house measures approximately 267 square metres.
A huge, covered terrace, with access from the living area, spans the full length of the property and sits above the mature and well stocked garden and has a truly amazing view of the surrounding countryside. There is a 15 x 4 metre swimming pool, a 'bocce' court and 187 olive trees.
On the lower ground floor is an independent and recently renovated 80 m2 (circa) two-bedroom apartment with a kitchen and bathroom.
There are 2.7 hectares of land and, as the owners have owned the property for nearly 25 years, the garden is mature, well thought out and ‘manageable’ with Mediterranean plants chosen for their drought resistance. There is an irrigation system in a large part of the garden, with water in a large tank receiving rainwater. The olives are maintained by a local company who cut the grass, prune the trees, and harvest the olives giving the owners 20% of the resulting extra virgin oil. In 2022 the owners received 83 litres.
There is mains water for domestic use..
The proximity to Rome by car or via a fast train (one hour) from Orvieto means that day trips are totally feasible. It's useful to know that there is ample parking at Orvieto train station,
The cathedral of Orvieto contains well-known frescoes by Signorelli, and a well-regarded international jazz festival takes place in the City every New Year; The property is within easy reach of Umbrian centres such as Perugia, Assisi, Todi and Spoleto, and the ancient Etruscan towns of Pitigliano, Tuscania, Tarquinia, Sorano, Sovana and Amelia. Although not close to the sea, the llocation is close to the beautiful lakes of Bolsena (swimming and yachting), and Trasimeno, winter skiiing is available on Monte Amiata and the intriguing gardens of Bomarzo and the Villa Lante (Viterbo) are nearby.
NB: The unique and signed fireplace is forged in “raw waxed steel” and was made French gentleman called Dominique Imbert who founded a company called - Focus - Mr. Imbert died in 2021.
A stunning and unusual property with amazing views.
